Fairhaven Highlands Planned Unit Development – Bellingham, WA

Jepson completed the stormwater site plan for the Fairhaven Highlands project. This stormwater management plan was unique because this was a large, highly scrutinized project with significant environmental constraints including steep slopes, large established wetlands, and multiple watershed drainage patterns. Jepson worked closely with wetland biologists to identify, locate, and monitor wetland water quality and water level fluctuations. Our design team modeled the wetland fluctuations and stormwater requirements utilizing the monitoring data to calibrate the wetland fluctuation hydroperiods. Jepson modeled the pre-developed and post-developed conditions to ensure the existing hydrology would be maintained.

West Cordata Green Planned Unit Development – Bellingham, WA

Jepson provided the planning, land surveying, and civil engineering services for a 344-unit planned unit development located on June Road east of Aldrich Road. The 65-acre site has approximately 20 acres of buildable ground due to wetland and buffer implications. Utility infrastructure includes a public sanitary sewer lift station, many miles of roads, and full June Road improvements, as well as Aldrich Road widening improvements.

Low impact development standards were utilized throughout the site plan. The extensive 40-acre wetland complex will be used to detain and mitigate stormwater runoff flows from the project. The highest water quality standards are met prior to discharge to the wetlands, including bio-swales, bio-retention facilities, and conventional catch basin filters. Project challenges included integrating wetland ecology with stormwater attenuation utilizing the on-site wetland complex.

Jepson worked closely with the Bellingham School District to accommodate and service the proposed Aldrich School. Jepson designed the water and sanitary sewer system to provide the utility service to the school as well as coordinating the Aldrich Road frontage improvements to integrate with the school’s property.

Pacific View Long Plat – Bellingham, WA

Jepson design a 120-lot view oriented subdivision. Lot layout required optimization of each lot’s view potential. Services included project surveying, planning, road and utility design, and construction staking.

Sauk Mountain View Estates – City Sedro-Woolley, WA

Jepson provided complete surveying, planning, and civil engineering services for over 300 homes in Sedro-Woolley’s Sauk Mountain View Estates. This work included a WSDOT channelization project, centralized stormwater management system, full utilities as well as many miles of road improvements. Jepson coordinated with three clients and managed to integrate three separate projects in order to meet the Sedro-Woolley’s desire for a planned community.
